Lost or damaged keys

1. Contact your landlord.
If the landlord has a master key, they may be able to send it promptly. 2. If you cannot reach the landlord, contact a locksmith.

Replacing light bulbs

Replacing light bulbs is generally the tenant’s responsibility and expense.
Here are the options, from least to most expensive:
1. If you can replace it yourself, buy the bulb and borrow a stepladder from management if needed.
2. If that is difficult, ask whether management can replace it for you.
Where this is available, management can often help free of charge or for a tip of around RM50.
3. If neither option is possible, arrange a contractor.
Labour charges are generally fixed regardless of the number of bulbs, so it is worth arranging the visit when several need replacing.

Utility bills and payments
Utility accounts generally remain in the landlord’s name, with bills issued to the landlord rather than transferred to the tenant.
Always check that the unit number is correct before paying.
Any overpayment is credited to future bills, so paying extra before a long absence is recommended.

In most cases, electricity bills come from Tenaga Nasional (TNB).
Some condominiums in KL Sentral are billed by Malakoff.
At developments such as Tropicana Gardens and OOAK in Mont Kiara, bills may come from the management office.

Bills are normally green, but overdue notices are red.

Gas Malaysia tends to suspend supply sooner than other utilities when payments are overdue, so paying extra before a long absence is recommended.

Pest-control providers and approximate costs
If you are seeing cockroaches more often or large numbers of tiny insects on the walls, contact a pest-control provider.
Professional advice can be worthwhile: reducing dampness may sometimes help without relying solely on chemical treatment.
Be prepared to find dead insects during the week after treatment.
Approximate cost Usually around RM100–250, depending on the treatment used and the area covered.
Air-conditioner servicing

Air-conditioner servicing is professional maintenance that may include basic cleaning, chemical cleaning and refrigerant top-ups.
Servicing is required before moving out, and leases often also require tenants to arrange and pay for it every six to twelve months.
Some tenants are unaware of this requirement or have never arranged servicing, but it is set out in the lease. Landlords may not ask for service records while the air conditioner works normally. If a fault occurs, however, they often first ask when it was last serviced, reflecting the importance placed on regular maintenance.

Arranging home cleaning and move-out cleaning

Leases specify that tenants must arrange professional cleaning before moving out.
Prices vary, with two common options:
① Move-in/out cleaning: a thorough clean, including inside cupboards and shelves.
② Hourly cleaning, such as one cleaner for two hours.
The first option is substantially more expensive.
There is no fixed requirement for the number of cleaning hours; what matters is that the landlord is satisfied with the result.
An expensive package is therefore not always necessary, although deep cleaning or move-out cleaning is recommended.
Even if you hire a cleaner, the landlord may deduct cleaning costs from the deposit if the result is inadequate.

Companies that offer cleaning as a sideline often provide poorer results for the price. Tenants may pay for cleaning only to have the landlord identify remaining dirt and deduct further costs from the deposit. A specialist provider can recommend suitable hours for your home’s size and help avoid repeat work or complaints.
