1About management contracts
Can you manage a single property?
Share the location, condition and management support required. We review each property and explain the available service.
Can I appoint you while living overseas?
Owners living overseas are welcome to enquire. We explain local management arrangements and how to stay in contact. Japanese-language assistance is also included in the management service if needed.
How long is a management contract?
The contract length and renewal terms depend on the agreement for your property. We’ll explain these before you sign.
What happens if I end the management contract?
The conditions for ending the service are set out in your management agreement. Please check those terms before ending the contract.
2Fees
How much does property management cost?
The one-time setup fee is RM 1,500, used toward tenant-recruitment advertising. The monthly fee is the higher of 10% of monthly rent or RM 200, including during vacancy. Repairs are charged at actual cost; placement-agent commission is separate.
What is the tenant-placement agent commission?
For a one-year tenancy, agent commission is one month's rent plus SST; for two years or more, it is 1.25 months' rent plus SST. These costs are separate from KL Fudousan's management fee.
Can you pay repair costs upfront on my behalf?
Repairs and cleaning are charged at actual cost. Payment and settlement arrangements depend on the work required and the management contract.

How do you find tenants?
We review the property and rental terms, then assist with advertising and viewing coordination, informed by local market conditions.
How are prospective tenants assessed?
We review applicants' circumstances and required documents, and coordinate terms with the owner. The details vary by property and contract.
Can I also ask you to collect rent?
You can discuss management support including rent and payment checks. The scope follows the management contract.
What does the monthly management review cover?
We review occupancy, property-related matters and payments. This does not include a physical inspection inside the property every month.
Can you manage a property during vacancy?
Yes. Management continues during vacancy and the monthly fee applies: the higher of 10% of monthly rent or RM 200. We explain the arrangements for your property.
4About repairs and issues
Can you arrange repairs for faulty equipment?
We assess the required repairs or cleaning and help arrange the work. Actual costs and the service scope are confirmed before proceeding.
Can you help with tenant issues?
We review the situation and coordinate within the management contract. Legal proceedings are referred to appropriate specialists; KL Fudousan does not provide legal services.
