1About finding a property

What kinds of properties can you introduce?
We recommend properties based on your preferred area, budget, layout and move-in date. We can also look for suitable properties that are not listed on the website.
Can I enquire before choosing an area?
Yes. Tell us about your work or school location, household, budget and lifestyle so we can help compare areas.
Is there a viewing fee?
A viewing fee may apply depending on the number of properties, the areas covered and the viewing arrangements, even if you plan to move in soon. We’ll explain any fee before confirming the schedule. If you go on to sign a tenancy agreement, we may be able to offset all or part of the viewing fee.
How can I check current rental availability?
We’ll confirm the latest availability when you enquire, based on your requirements. Listed rents are indicative. Please contact us around one week before your preferred viewing date.

2About contracts and initial costs

How long is a typical tenancy?
Tenancy agreements are generally for one year or longer. Confirm the specific terms before applying.
What documents are needed?
A copy of your passport’s photo page is usually required. A visa is not always required, but the owner may ask for additional documents. We’ll confirm the requirements for the property you’re considering.
What are the initial costs and deposits?
Typical costs include the first month's rent, about two months' security deposit, half a month's utilities deposit and a quarter month's stamp/admin costs, plus other fees disclosed beforehand. Actual amounts depend on the contract.
Is there a tenant brokerage commission?
For rental searches in English or Chinese, we do not charge the tenant a brokerage commission. Japanese-language assistance is available through our separate paid Japanese-language support option. A separate viewing fee may apply depending on the viewing arrangements.

3After move-in and at move-out

What should I do if equipment fails after move-in?
Start by sending us details and photographs of the issue. We will check the contract and the scope of support. If you would like help with housing matters in Japanese, you can use the separate Japanese-language support service.
Can I renew my tenancy?
Renewal depends on the contract and the owner's agreement. Contact us before the contractual notice deadline so the terms can be discussed.
What do I need to do when moving out?
Follow the contract for notice, property and equipment checks, key return and settlement of outstanding costs.
When will my deposit be refunded?
Refund timing and deductions depend on the contract, move-out checks and any outstanding costs.

4Optional rental support

Can I receive support in Japanese?

Japanese-language rental support is an optional service requiring a separate application. Japanese staff assist in Japanese with the property search, contract, support during your stay and move-out. See the Japanese-language support guide for details.
