Can I buy both new and resale properties?
We can consider new and resale options to suit your needs, checking eligibility, availability and the property's condition individually.
How long does it take from purchase to moving in?
The timeline depends on whether you’re buying a new or resale property, whether construction is complete, and how long the purchase process takes. A mortgage application may also affect the timing. We’ll explain the payment schedule and expected handover date for your chosen property.

2About costs and taxes

What are the costs of buying?
Alongside the property price, consider legal, registration, tax and financing costs. Buyer support, if selected, is in principle 2% of the property price. We explain the applicable breakdown.
What ongoing costs apply after purchase?
Consider management fees, taxes, repairs and upkeep. If you appoint rental management, we explain management fees separately from placement-agent commission.
What is Real Property Gains Tax (RPGT)?
RPGT relates to gains on a property sale. Its application varies with factors such as holding period and ownership category. Confirm current requirements with a qualified specialist before selling.
Can foreign buyers apply for mortgages?
Foreign buyers may be eligible to apply. Terms depend on the bank's assessment, the applicant and the property; approval is not guaranteed.
How much could I borrow, and what savings should I plan for?
Your borrowing limit depends on the bank’s assessment and the property you choose. You’ll need to cover the part of the purchase price that the loan does not fund, together with applicable buying costs. The bank must confirm the amount it can lend; approval is not guaranteed.

3Contracts, procedures and buyer support

What are the main steps in buying?
Consultation → property selection → viewing or project review → reservation and documents → legal and financing → payments and progress → handover. Timing and requirements vary by property.
What language are the contracts in?
Contracts and procedures are generally in English. Buyer support includes help reviewing documents and communicating with the parties involved. Document review is not legal advice.
What does buyer support include?
We provide support in Japanese, English or Chinese, from property selection to handover. We help with document reviews, mortgage applications, payment arrangements, communication with the parties involved, handover and initial defect checks. This service does not include legal advice or a professional building inspection.
Can I buy without selecting buyer support?
If you do not select buyer support, no buyer-support fee applies. You generally handle English communication with developers and lawyers, and manage contracts, payments and handover independently.
Can I appoint you for management after purchase?
Yes, where required we can continue with tenant recruitment and management. We review the property and explain the service scope and fees.
