Internet bills can also be paid on your behalf without an additional service charge.
When requested, we market the property and work to secure rental income as soon as possible.
Because tenant placement is one of our strengths, our managed properties maintain very high occupancy over most periods.
When necessary, including before a tenant moves in, we arrange and attend cleaning or repairs for the unit, curtains, mattresses and sofa.
Cleaning and repair costs are charged at cost.
We attend move-in and move-out inspections, prepare and renew tenancy agreements, and respond to tenant requests or complaints as the owner’s representative.
When a tenant is secured, an agency fee is payable to the estate agency.
The usual fee is one month’s rent for a one-year tenancy and 1.25 months’ rent for a tenancy of two years or longer.
We provide a monthly income and expenditure statement.
Mail forwarding
Mail can be forwarded to Japan or another overseas address at cost.
If a dispute develops into legal action, we can introduce a lawyer experienced in property law and provide the necessary support.
Legal fees are not included in the management fee and are charged separately.
