Residensi 22 has two gates opening onto roads on either side, allowing residents to choose the more convenient exit.

The shopping malls in central Mont Kiara, shown in green on the right of the map, are each around five minutes away on foot.

The blue area on the left of the map marks Garden International School, a well-established, prominent international school with more than 2,000 students.

On the top left of the map are the 24-hour emergency hospital Global Doctors Hospital and 7-Eleven

With shops, schools and medical care all within a five-minute walk, the property appeals to people without a car, those who prefer to minimise driving, and those who value convenience in Mont Kiara.
 

2. In front of the prestigious Garden International School

Following kidnapping incidents near well-known international schools in the area, children are generally discouraged from walking to school alone, even over short distances. From Residensi 22, however, students of secondary-school age and above can walk to school.

There are many condominiums around the school, but one of the main reasons families choose Residensi 22 is, perhaps surprisingly, its higher rental price.

Homes over 3,000 sq ft with rents above RM12,000 (approximately JPY420,000) normally attract a limited pool of tenants. However, expatriates from various countries whose children attend Garden International School receive corporate housing allowances above this level and seek secure, high-end condominiums.

Residensi 22 matches those requirements closely, helping it remain popular and maintain high occupancy.

The shared facilities, including multiple pools, gyms, playgrounds, and basketball courts, are well-maintained, and the Japanese school bus stops at the condominium entrance, making transportation convenient.
